APPLICANTS BEWARE My wife and I applied for a rental through Mercer Properties and had a really frustrating experience. We moved as fast as possible, self toured at 8:00am the morning after the listing went live and submitted both applications by 10:00am. A few hours later, we were told our application was approved and were sent a link to submit a $1,000 holding deposit to secure the home. Less than 10 minutes later, we were locked out of the portal and told another applicant had already paid the deposit and secured the property. We didn’t even have time to coordinate payment before the opportunity was gone. The issue isn’t losing the house… that’s part of renting in San Diego. The issue is being told you’re approved and given what feels like a clear path forward, only to find out it was never a real opportunity. If applicants are being invited to move forward with a holding deposit, it should be handled one applicant at a time with a reasonable window definitely not as an undisclosed race. When we followed up, we were told deposits can be placed “at any time,” which doesn’t align with the process we experienced, where we only had access after approval. We paid $110 in application fees for what ultimately was not a legitimate opportunity to secure the home. Mercer did refund our application fees after we raised the issue, but the overall process lacked transparency and created a pretty frustrating experience. If you’re considering applying, make sure you fully understand their process upfront, because “approved” may not mean what you think it does.

Sadly I they have been taking advantage of people way too much! My experience started off with responsive communication with Kelly or KC, but there were multiple issues throughout the process that raise serious concerns about transparency. When I first tried to schedule a viewing, I was redirected to a third-party site requiring a paid membership just to book an appointment. I was told it would cost $1.99, but the actual pricing started higher which Mercer seemed unaware of. Charging a fee just to view a rental property is already unusual and unethical, and the inconsistent information made it more concerning. After calling directly, I was eventually given access to view the property. However, the most significant issue came after I submitted my application. Only then was I informed that another applicant had already placed a deposit on the home, meaning it was essentially already spoken for. This is critical information that should have been disclosed from the beginning, especially given the multiple points of contact where this could have been clearly communicated. Presenting a property as available, while accepting applications when a deposit is already in place, creates a misleading impression about a fair opportunity. We immediately after told Kelly to please cancel out application, do not run our credit and refund us which she immediately refused. We are still dealing with that and now they said, days later they had already run the credit. Absolutely unbelievable and shady practices. Combined with the pay-to-schedule setup and inconsistent information, the overall process lacked transparency. I would strongly recommend that future applicants ask direct questions about both viewing requirements and the true status of the property before spending time or money. I would recommend to not get involved with this management company for customers on both ends. I would also encourage Mercer Properties to encourage their team to act in good faith and not withhold crucial information.

There were some things that were not given to us such as the codes for the trash and recycling, we were not informed that we couldn’t keep plants or our small table and chairs on the balcony in front of our unit. The conditions upon move and were very dirty, and all of the faucets are calcified with slow water flow.

Very dependable I don’t have to worry about anything. These guys are excellent.

I've recently moved from Madison WI to Poway CA, so I had to do some house hunting in the San Diego area. I ultimately decided for renting a house that is managed by Mercer Properties. My experience with Mercer Properties has been positive overall. The agents were professional, comprehensive and responsive throughout the rental process and I appreciated their flexibility to accommodate my busy schedule, including on weekends.

My husband and I have used Mercer to rent out our apartment for the last 3 years and we could not have asked for a better manager. Their easy policies to handle finding renters, fixing issues, and handling everything I don’t want to has been a huge benefit to us. Their fee is incredibly reasonable and I trust them to take care of my home. Have and will continue to recommend them as a management company!

They have made property ownership a breeze
